Usufruct
A legal right to use and enjoy the benefits of someone else's property without damaging it. In real estate leasing, a usufruct grants the lessee rights similar to ownership. Example: A Kenyan hotel chain holds a 30-year usufruct over beachfront land in Diani. They built and operate the hotel, collect all revenue, and maintain the property, but the land title remains with the original owner. When the usufruct expires, the land and buildings revert to the owner.
